Hey guys, Ron here with Riding Sun Properties. Um, here in Nagoya. I’m wearing a sweater. Excited for fall even though it’s still a little bit too hot. It’s crazy to say that on I think it’s October 21st now, but it’s starting to cool off. So happy about that and looking forward to some colder weather. Um, the next couple two or three videos I’m going to be posting are of apartments. I don’t usually post apartments because most of our clients are looking for detached homes, but this particular client of ours is looking for apartments in Kanazawa. Kanazawa is in Ishiawaken. And um I’ve been there a few times on personal trips and it’s a great area. They build a Shin Kansen line about 7 8 years ago. So from Tokyo to Kanazawa. Um it’s a good balance. There are tourists there, but it’s not like Kyoto where it’s just overwhelming. So, it’s a great place to consider. These are apartments in the I think what were they 12 14 million yen range. So, um just these will show you and these are more downtown kind of local areas. Um great place to consider. One thing to reme remember if you’re going to buy an apartment as opposed to a detached home, there’s pros and cons to both. Uh with a detached home, there’s no extra charges per se for, you know, monthly uh maintenances. You will have taxes, of course, but um you also have to upkeep the yard. You know, you have to landscape and kind of have somebody look after it if you’re not going to be there. With apartments, you’re able to be more hands-off and the apartment management company will take care of a lot of things. So, out of sight, out of mind kind of thing. However, with apartments, there will be a monthly management fee as well as a a fee for future renovations of the building. Typically, the older the building, the higher those fees will be. So, you know, keep that in mind. I’ve sold a property in the past that had, you know, 60,000 yen month charge. Uh, and the the our buyer was okay with that, so that was their choice. These aren’t so bad. It’s about 15,000 20,000 yen a month. But just kind of keep that in mind cuz that will be an ongoing uh charge that you’ll have to pay for the lifetime of the apartment. But here are some of the apartments. So enjoy the tour. All right. Now on to the tour. Here is the road leading up to the apartment. It’s on a street with some shops on it. You can see that’s the building in front there. That tall uh brick looking one. Um, the Family Mart was nearby, so some conveniences there. And here is the entrance off to the side of the apartment. It was a rainy day and I was fumbling with my umbrella, so I do apologize for that. Here’s the entrance way. They have these boxes here. A lot of apartments have to hold packages when they come, so they’re not just sitting and waiting. Have to be redelivered. does have a uh electric lock there. Here’s the layout of the place. It’s a 16 million yen, 105,000 USD, 3 LDK82 m 1986. There’s a monthly charge 13,500 for management and about 18,000 for the reserve funds in this funny picture showing you to be careful and don’t slam your finger in the elevator. So overall, this apartment was pretty nice. There’s some things on the ceiling that is a little worrisome, and if uh somebody was to move forward with this property, definitely would look into that. Maybe something was happening above. You’ll see it in the living room. Here’s the Gen Con. It was quite spacious for an apartment. You know, 86 square meters is not bad, especially for a single floor. There are three rooms in here. There’s two off to the side and then one uh back by the living room. You can see it’s got some wear and tear in there, but overall doesn’t look too bad. One toilet back here. Pretty standard. Ventilation. Plenty of closet space. Here’s the first bedroom. They are carpeted. light was freaking out a little bit there. So, makes the lighting look a little bit strange. There were air conss in here. I think they were a little bit older, so we probably need to be uh need to replace those. Find the right button to open the closets. And as you can see, there’s plenty of closet space in this bedroom. Same kind of closet in the uh bedroom next to it as well. And this does have a very large balcony that wraps around with a pretty nice view of the city. So there’s the closet space opened up. You see plenty of storage. Look out on to this side of the balcony. The windows are single pane, which pretty much all windows in Japan are single pane. Even the newer ones, some of uh the new built, newly built homes do not come with double pane. I don’t really know why, but um a lot of them are coming with the double pane windows. So, but anything older like this um two early 2000s and before probably for sure have single pane windows. Here’s a second bedroom. A little bit smaller. These are probably uh tatami at one point, but they’re both carpeted. Carpet didn’t look like dirty or stained, but might want to replace that at some point. figured out the buttons and opening this one a little bit easier. Just one smaller closet here. Some drawers down on the bottom. Standard, but you know, look pretty good. Again, that there is an air con installed in this bedroom, but would probably be need to be replaced. down the hallway to the right. Straight ahead is where the kitchen living room is, but here’s the bath area. So, some place on the left there for storage and if you want to put a shelf or something there. Pretty standard sink and a place off to the right where your washing machine would go. You can see it’s a little bit old and dated, but I’m sure it’s functioning properly. It is, you know, 1986 building. So, a bit older. See up at the top just it’s kind of bad they say in Japan. Um, but I mean that could be upgraded pretty easily. Here’s just a place where the water heater goes. Nothing special, but it’s there, so I’m going to show it. Here’s the shower. Does not have the automatic heating and refilling setup, so you can get that installed. It would cost some money, of course. It is nice. I don’t think I could live without it at this point and become quite accustomed to taking baths, especially in the winter here in Japan. Look underneath. Just some piping for repairs. Not much to see like you would in a home. Just some DIY repairs probably here. Now on into the living room and kitchen with another room back to the right. There’s the kitchen back to the left. Some show you windows. Some nice lights up in the ceiling. There are places for other lights you can see right there that are not installed right now. But yeah, there’s something going on on the ceiling in this apartment in this room and in the other other room. So, not exactly sure what this is. Maybe there was a leak at some point up above this apartment from the one uh right above it, but really don’t know. We’d have to dig into and check a little bit. We can do inspections on apartments as well. And we can also do a background check on the management of the building. Make sure the funds are being managed. Check out if there are any uh well there’s history. Check the history of repairs and the reserves, stuff like that. Just make sure everything’s in order. Definitely recommend doing that. That cost around 25,000 yen. And then actual inspections for the apartment are going to be a little bit cheaper than they would for a home. Here’s the kitchen. Again, a bit of a dated feel. And I think this apartment is priced at 16 million just because of the location. You know, Kanazawa the last uh as I mentioned at the beginning of the video, it got a Shin Kansen line built in and there’s a lot more tourism coming in, but it’s not over not over tourism like Kyoto, but perhaps uh prices are going up in the area. And Kanazawa is a great city. If you’ve never been there, I definitely recommend, you know, checking it out, especially in the winter. If you like cold weather, good food, people are friendly. That seemed a little bit soft. I mean, not that it was soft, it was just kind of I had the same kind of thing at my old house and a a friend of mine who was on the larger side actually broke through it. So, I got it replaced pretty easily. Induction heat stove. Bigger sink. Water is working, some kitchen storage, and just your normal wear and tear. But everything looked to be in working order. We’d have to dig into prices in this area. 16 million seemed a little bit high to me to be honest. Uh I think we could probably negotiate off that, but maybe that’s just a going price in the area. Couple different angles out of the kitchen. You can see an aircon in this room as well. It was a rainy day, but there was still plenty of sunlight coming in. So, I’m sure on a sunny day there would be even more. It’d be pretty lit up just from the natural light. So, that’s always nice. That door was a little bit sticky. Might just be from the humidity. It finally cooled off. This was a few days ago. It was still pretty warm and it just now is starting to feel like fall. So, it still might might have been a little bit humid expanding that wood. Here’s the tatami room in the back. Some show you doors, but you’ll see on the ceiling here right there. and especially there. Um, yeah, not really sure what that is, but that looks like some kind of concern that we would need to look into. And maybe it was something that happened long ago. They just never took the time to uh take care of it. Here’s standard Japanese kind of stuckle walls you see in a lot of the homes. Some display areas with some lights there. Another place for your aircon. So, that’s nice. Some apartments you’re not able to put the lights in some of the uh or excuse me air con in on some of the rooms just because of there’s no place to really put the the compressor. This has a balcony wrapped all the way around so you’re able to put aircons in on all the rooms. Here is the balcony. You can see there’s several floors. I think this was this is floor six of 10. I did not mention that. So this is sixth floor. have a pretty nice view and pretty large balcony. So, on a sunny day, this is going to look a lot more beautiful. But, you know, I don’t really mind it on the cloudy. I um did some tours uh viewings with a real estate agent from America, and he said his favorite time to view properties on cloudy, rainy days, because any property can look good when it’s sunny out, but you kind of get the real feel for it when it’s a little bit gloomy outside. I lived in Portland, Oregon for a long time. I love rainy days, especially when it’s a little cold outside. But you can see very nice view of the city. This wraps all the way around. Look up this kind of terrace style top of the building. So, that is the apartment. I’ve got two more that I uh took videos of. So, those will be coming in the same little bit cheaper than this one, but in the same area in Kanazawa. Again, it’s a pretty nice area to consider. This apartment is in Kanzawa, Ishikawa Prefecture. If you’ve never been there, it’s a great place to travel to, and a great place to have a second home in Japan. It has a Shinkansen line that connects from Tokyo that was introduced around 10 years ago. So the area is comfortable with foreigners, but doesn’t have over tourism like other cities in Japan

I love gloomy,rainy days. We don’t have much of that here in New Orleans. I like this unit. I prefer apartments over houses

Very nice. Just some updating, check the ceiling issues, and transform the tatami room to an office. The prices does not seem bad to me.
Great to see apartments and this one was quite large. How far away from train station is this one.?
