【衝撃】1部屋しか売れていない80億円の超高級住宅は6年経ってもなぜガラガラなのか?
This time, the least-selling ultra-luxury property in Taipei Today, we’re in Xinyi District, Taipei. This area is a famous tourist spot, home to the renowned Taipei 101, making it one of the most highly developed neighborhoods in Taipei. Right now, I’m standing here, which is in Xinyi District, specifically the Xinyi Planning Area, an even more developed 153-hectare section of this district. What I’m here to see today is an ultra-luxury property that, even after 6 years since its construction, has barely sold at all. That would be… Tao Zhu Yin Yuan— an ultra, ultra, ultra-luxury property. Unfortunately, the weather is bad today, because there’s a typhoon approaching, but I’d like to keep filming before the heavy rain starts. Now, about this Xinyi Planning Area— amazingly, within just 500 square meters, there are 15 department stores. This number of department stores apparently boasts the highest concentration in the world. So, with these densely packed department stores
and continued development, plus the famous Taipei 101 in this area, this property… somehow, has not sold at all. From what I’ve researched, there are 40 total units here, but incredibly, only 1 has sold. This building has 21 floors above ground
and 4 underground levels, with a height of 93 meters. There are 40 total units, and each one is over 300 ping (approx. 992 sqm). That means you could practically play futsal inside the apartment. This building was designed by famous Belgian architect Vincent Callebaut. The construction was carried out by Zhonghua Engineering,
part of the Wei Chien Group. They started building Tao Zhu Yin Yuan in 2013, and it was completed in 2018. The total construction cost was 8 billion NTD, around 35 billion yen in Japanese currency. Originally, on this land was the agora garden, and on that plot of about 2,700 ping, Tao Zhu Yin Yuan was built. If you look around here, you can see this area around Tao Zhu Yin Yuan
is really highly developed, with lots of high-rise buildings, and the streets are all nicely laid out. That building you see briefly here is still under construction— The Sky Taipei, scheduled to open in 2027 as a super-high-rise building integrating a commercial facility. Once that building is complete, the number of department stores in the Xinyi Planning Area
will rise to 16, further increasing their density. This building features a twisting structure inspired by the double helix of DNA, with each floor tilted 4.5°, resulting in a total 90° twist by the top floor. As you can see, it’s quite… an odd shape. I’ve never seen a condo shaped like this. In Taiwan, it’s apparently called “the person twisting their waist.” Looking at the building, there’s an incredible amount of greenery. This is a vertical forest. Inside this property, about 23,000 trees and plants
have been planted. Wei Chien Group, which constructed this, built it to contribute to the environment
as an urban forest. These 23,000 plants here are said to absorb 130 tons of CO2 per year. Walking next to Tao Zhu Yin Yuan right now, I hear there’s even a 9-meter waterfall inside, and systems to reuse rainwater, plus it has solar power generation— so even though it’s in the city, it’s an eco-friendly building, built to serve as a symbol of Taipei. Look at this entrance! What a grand building. The entrance is massive, and if you look up, from below, it really looks like… the building juts out as if it could topple at any moment. Tao Zhu Yin Yuan is packed with security cameras, so there’s serious security in place
to keep out suspicious people. Additionally, the building has an incredibly solid seismic design. Moreover, somehow… it’s built to withstand earthquakes in Taiwan, a country like Japan that has countless earthquakes, and apparently it can handle an earthquake that only occurs
once every 2,500 years. I’m not really sure what that means, but it’s said to be built to endure that level of seismic force. Since the building was completed in 2018, it’s been 6 years, but only 1 unit has sold. The first big reason is the ultra-high price. How high are we talking? They’re selling each unit for at least
1.8 to 2.2 billion NTD, which in Japanese yen would be… at least 8 billion yen and up. And there’s an even more expensive unit worth more than 3 billion NTD, about 14 billion yen in Japan’s currency. It’s so expensive that one reason Taiwanese people don’t buy it is because it’s priced out of reach. On top of that, the maintenance fees are extremely high. Inside, it has tons of facilities, so even though you’re in the city,
you can feel nature, with a 9-meter waterfall inside, and there are 7 elevators, which can actually… carry your car. You can load your car into the elevator and take it all the way up to your unit. Though the facilities are great, the monthly management fees are enormous. From what I found, it’s about 160,000 NTD each month per unit, which is roughly 700,000 yen, so for me, even if it were rent, that’s sky-high. And that’s on top of paying tens of billions of yen to buy it, plus 700,000 yen a month just for management fees, which is why it remains vacant. Another big reason it stays empty is the extremely strict screening. Usually, when renting or buying property, there’s some screening, checking who you are, your income, etc., which is normal, but here, it’s so strict that regular people can’t buy it. Who can buy, then? People with social status, substantial assets, and also, corporate credibility. Even if I showed up with 10 billion yen and asked to buy it, they wouldn’t sell it to me. They don’t sell to just anybody, only to those with real social credibility and status, so normal people can’t buy it at all. Which is why it’s basically empty. Also, in Xinyi District, the price of this building’s units ranges from about 8 to 14 billion yen, which is more than double the price
of other high-end residences here. So not only this building, but there are plenty of other nice properties around, so nobody goes out of their way to buy it, and apparently very few people consider it. Still, looking around, it’s surrounded by greenery, and they have so many cameras that it’s impossible for random people to get in, so security is very thorough. Plus, while the facilities are great, due to the extremely high price and high maintenance fees, apparently, only 1 unit has sold. However, the Wei Chien Group that built it doesn’t seem to care that only 1 has sold. Why, you ask? Because they built it not just to sell, but primarily as an “eco-symbol” of Taipei City. It’s not just a residence; they wanted to showcase that there’s this kind of eco-friendly building
in Taipei, so they built it. For example, it could become a tourist attraction, or a spot for social media photos, and used for that purpose, letting people know Taipei City has such an amazing eco-building, which Wei Chien Group wants to promote. Even though it’s such a grand building, only 1 unit has been sold, which is a bit disappointing, and the company that purchased it is actually a subsidiary of Wei Chien Group— Cheng Yao Company, which apparently bought one unit on the 7th floor. So in the end, it has only sold to an affiliated company, making it the priciest yet least-selling empty property in Taipei. Since we’re here, just walking around outside isn’t too exciting, but there are some high-rise buildings from which you can see Tao Zhu Yin Yuan from above, so I’ll head over there to check out the scenery. You can see a bit of the rooms through the gap, but there are so many large trees surrounding it that you can’t really see much inside. Since we’re here, I’d have loved to go inside, but the public absolutely can’t enter. They have strict screenings and only a very limited number of people can live here, so the public basically has no access. We’ll provide some footage, so check that out to see what it looks like inside. I’m walking around now, and this city is no joke. Taiwan normally has a lot of older, lower-rise buildings, but in this Xinyi Planning Area, everything is new and tall. I walked toward the department stores, and you can see Tao Zhu Yin Yuan over there. When you get here, you’ll find the department stores I mentioned earlier. It’s about a 3-minute walk, and you reach an area with so many department stores, so the location is really good. Looks like there’s a Bearbrick event going on now, and there are tons of Bearbricks inside. Bearbricks were created by a company that made teddy bears, aiming to produce a modern plush toy, and these figurines are super popular worldwide. Here’s a Bearbrick made by Karimoku, which is crafted from Japanese wood. The price is not cute at all, though. One of this size costs 28,800 NTD, which is well over 100,000 yen. But it’s really cute. And look, there’s even a Kutani-ware Bearbrick. I’m sure the price is outrageous… 148,800 NTD… almost a million yen. Bearbrick is really something else. I’m at the department store’s terrace now, and you can see a pretty nice view from here. My camera isn’t good at zooming, so I can’t get a close-up, but you can at least see the double-helix structure. If the weather were better, it’d look even prettier, but this is the best we can do
in today’s weather. Please bear with me. So this time, we came to see Taiwan’s least-selling ultra-luxury property. For various reasons, like the price being too high or
the maintenance fees being too steep, it’s not selling at all. If anyone out there is thinking of buying, please speak up, though there’s a screening process
to see if you can actually purchase, so negotiate with Wei Chien Group, the developer, and by all means, give Tao Zhu Yin Yuan a shot. Someone please let me tour the place!!

世界のあちこちでこういう珍奇な形のビルが建ってるけど、なぜかそれらの地区は大地震が来ると言われているところなんだよね。
どういう事?
画面の下に、白抜きで日本語のテロップが出ているようだけど、その上に、黒帯で英文がかぶさっている。読めない。英文もただの黒帯的で字がはっきりしていない。でも話し方が聴きやすいので不便ではないけれど、画面がその分狭くなっていて煩わしい。折角テロップを入れるのなら、日本語でも英語でもどちらか役に立たねば。どちらも読めない状態でしかも場面が隠れてしまうので、もう途中でやめよう残念だけど。
