The House planner book is very practical. I am in the US and now due to COVID issues banks are being more strict on lending. Is that the case in the UK? Will you be buying as "tenants in Common"? Will the amount of each person's down payment determine the amount of ownership? Even though you two are not a "couple", you are "soul mates", and don't let any third person or money put a wedge in that.
